10.8.2020 We are making some progress on the exterior stucco this week. The saltillo tile in the archway is one of those touches that add character.
9.3.2020 Our trim guys preparing to put up architectural Bella Beams . Each Bella Beam is custom-made and hand-sculpted in Phoenix, Arizona by artisan woodworkers.

It’s all about the details and figuring out how to make reality out of a 2d drawing. These are some of our notes and pictures on some of those details for Saddle Rock drywall.
We’ve started drywall. Here’s a progress shot.

The FIRST Video: The video of the guys in hazmat suits is the exterior envelope spray foam insulation application.
The SECOND video he has labeled on his email as pre-insulation is actually pre-interior blown in cellulose insulation, this is done to reduce sound between rooms and makes the house much quieter. We take the extra time to hang drywall on one side to give a hard surface for them to spray against.
The THIRD video labeled blown in insulation is the actual process of them insulating the interior walls with the borate stabilized cellulose insulation. It is applied wet to give a much denser application and is less likely to compact over time due to the density at time of application. This is for the mitigation of sound on the interior walls.
Why you shouldn’t skimp on roof underlayment.
(2.19.2020) Time for the roofing underlayment on our Saddle Rock new construction project in the Camelback Mountain/Arcadia area.
What is roofing underlayment? It’s the waterproofing that goes under the clay tile and keeps water on the outside of your home and ensures the interior stays dry. It’s what gives the roof of your home protection from the hot Arizona sun and severe monsoons.
On this home, the underlayment is 40# felt with a cap sheet of heavy-duty SBS with a mineral surface for UV protection. Our homeowner made the wise choice to go with the upgraded underlayment for long term durability. Don’t be tempted to skimp here. It may save you money in the short run, but a lesser product can lead to repairs, shorter life cycles and will cost you more money over time.

Demolition Day!
The house comes down in only a day, but then we take time to separate out the materials. Some items go to recycle and some go to a landfill. A lot of times the concrete can be crushed into rock (called AB), and in some cases, we can use that crushed concrete in the project.
Demo is a bit like wiping the slate clean. It’s a chance for the owners to start fresh. This was the house the owner had grew up in as a child— now those happy memories will go on for generations in a new home on the family property.
